In large commercial office buildings heating, ventilation and air conditioning (HVAC) systems are often installed to regulate the temperature and humidity, expel stale air and replenish the environment with fresh air from outdoors through ventilation ductwork.

This ventilation ductwork will require annual planned maintenance program to ensure the system is safe, hygienic and operates effectively. By carrying out internal cleaning of the system this will eliminate the build up of deposits and maintain a healthy air quality free from airborne bacteria as well as reducing any fire risk.

Kitchen Extract Systems

Kitchen extract systems should be cleaned regularly as there is a significant fire risk from the build up of grease deposits inside the ductwork.

The Heating and Ventilating Contractors' Association (HVCA) issue guidance for the frequency of cleaning for kitchen extract systems;-

  • Heavy usage (12-16 hours per day) - cleaned every 3 months

  • Medium usage (6-12 hours per day) - cleaned every 6 months.

  • Low usage (2-6 hours per day) - cleaned once per year.
